Print Ads 

My firm, Baird & Warner, fills the local print ads! Your home will be featured in our exclusive Wednesday Journal and Pioneer Press sections. Even out-of-town buyers subscribe to these papers when they begin their home search in this area. Baird & Warner and myself will put your home in the Chicago Tribune's "open house" section. The print ads don't stop there. Many times we find that special homes with certain features need advertising in smaller specialty papers or magazines. This is all covered under the same one commission fee. 

The Internet! 

If you are somebody that is still in denial about the impact of the Internet on our daily lives... it is time to understand the facts. When I tell you that I have invested in some of the most technologically advanced marketing tools for digital photography and the internet all I am doing is taking my listings to where the buyers are and showing them your beautiful home. More than 80% of all homebuyers hop on the Internet to begin their home search. 

Play along with me here for a minute: Lets pretend you are a couple with 2 children living in Lincoln Park in a nice townhouse. You are expecting your third child (in 4mos.) and the thought of dealing with three children in the city in this barely 1800 sq.ft. dwelling is keeping you awake at night. Now, one of you works full-time and travels at least 3 days a week. Here's the good part... how easy do you think it is for the other parent that takes care of the children to pack-up and go out to Oak Park/River Forest/Elmwood Park and look at homes with the realtor? Virtual Tours 

Virtual tours offer buyers that search on the web a broad view of specific rooms within your home or condo. Virtual tours are included in the marketing of your home. Some homes are better captured with my still digital photography so that I can dictate the view. You will notice that not all listings have virtual tours and there are good reasons for this decision. Just ask and we can discuss if a virtual tour is right for your property. 

Architectural Digital Photography 

I have been using digital photography to promote my client's homes for almost 5 years and I recently upgraded all of my equipment. The key to showcasing your interior is in the wide-angle lens, the lighting and the patience. I personally take all of my listing photos, process them, and then load them on to this website. The listing details are all entered and written by me. When a buyer sees your listing with its beautiful exterior picture on any of the 10+ host sites mentioned above... an enticing link brings the buyer to this site where they can see more pictures, read more details and view the virtual tour. I have made it all sound so simple because to you... that is what this experience with me as your Realtor should be... simple, painless, and nothing short of perfect. 

Pricing and Recommendations 

My first visit to your home will be to help you realize the true worth of your home in today?s housing market. You will have a price in mind and that is good. I don't need to know what that price is. I go in more Oak Park/River Forest/Elmwood Park homes in one year than most people will step into in a lifetime. I will research and tell you what I think the list price of your home should be. Do you need to follow this price? NO. You are the seller. I only make the strong recommendation. All of this consultation is free. I will then show you how I plan to market your home and tell you what the one time commission cost will be. Baird & Warner and myself only get paid when your house closes and you hand the keys over to the new owner. Contracts are complicated, and intimidating. You don't want to go to a closing with some doubts.
